Can Sealcoating Be Applied in the Winter?

Sealcoating WinterAccording to Google, sealcoating is “the application of a sealing coat to a paved surface in order to prolong its integrity.” In simpler terms, a sealcoat protects newly paved roads, parking lots, and driveways from external damage such as ice, sun rays, and normal pedestrian and automobile traffic. Commercial asphalt contractors use sealcoating as a preventative maintenance mechanism.

Winter sealcoating

Winter is not always the best time for sealcoating, because the air temperature as well as pavement temperature has to be above 50°F and below 85°F. This is well above the freezing point (32°F) and would not hold up like its purpose. Many companies know that contracting in the winter is less costly than spring and summer months, but we advise to wait for paving and applying a seal coat until the air becomes warmer. The ideal time that PTG Enterprises is able to apply a sealcoat is in March, given that the groundhog didn’t see his shadow. Late March would be the safest bet, with an ending time frame of early November.

Why sealcoating?

Sealcoating protects the nice, rich black color of the asphalt. It gives a cleaner appearance and keeps the road or lot smooth and easy to drive (or walk) over. Think about all of the salt you put down before, during, and after it snows to melt the ice. Now picture people walking on the salt, grinding it into the beautiful new paved lot you just paid for. Sealcoating is an extra layer of protection for your well-spent dollars. When you apply sealcoating, you ultimately save money in the long run since you will not have to re-do the entire lot as frequently.

Preventative maintenance on your commercial paved lot should be a given if you want customers to glide in and out easily. Sealcoating the top every two to seven years is a good way to do so. The more natural forces work against your lot, the more often you should have the lot sealcoated. Potholes, especially in Baltimore, are the worst obstacles to drive over. You cringe, knowing your tires are taking a beating. A sealcoated parking lot or road will not contain potholes, and will not need to be patched. During the winter, snow will melt more quickly on a sealed lot as opposed to an unsealed parking lot.

The Ins and Outs of Asphalt Pavement Maintenance

Crack Filling

While there’s ultimately no way to prevent the damage caused by the seasonal freeze-thaw cycle that causes most asphalt pavement damage, it can be quickly mitigated with crack filling. The process involves blowing out, cleaning, and then refilling cracks with one of a wide variety of emulsions, cements, or asphalt-variants which prevents water intrusion.  It’s best used on wider cracks and the filling has a life expectancy of slightly less than 3 years.

Crack Sealing

A step that goes beyond crack filling, sealing provides a longer term solution. Crack sealing involves widening the crack substantially to about a  0.5-inch by 0.5-inch to 0.75-inch by 0.75-inch square. This space is then filled with rubberized asphalt material. The larger trench provides greater flexibility during thermal changes, as does the rubberized asphalt. Crack sealant is graded based on climate and temperature, so it’s important to apply one that works in your area’s specific environment. Crack Sealant has a life expectancy of about 3-5 years and is an excellent asphalt pavement maintenance option.

Surface Treatment

Also available in a slew of options, surface treatments can be used to repair and reinforce against small scale environmental damage over a larger area. Using emulsified asphalt that is usually either mixed with, or immediately followed by, a fine aggregate, several layers are applied to a large area. The surface treatment will fill small cracks and can penetrate into the asphalt pavement, waterproofing the surface and reinforcing the base while increasing overall elemental resistance.

While it is possible to attempt these kinds of preventative measures yourself, improper mixing or application of the materials could be hazardous and ultimately make your asphalt less safe than before. It’s now April and getting warm and sunny, but who could forget that winter? Here in Baltimore, it snowed ridiculous amounts and remained cold for weeks. When can you Sealcoat a Parking Lot?

Sealcoat is beneficial for several reasons: aesthetics, durability, maintenance, longevity, waterproofing, and more. However, as we have said before, sealcoat can only be applied if certain conditions are met.

When can you Sealcoat a Parking Lot?

  1. Temperature: We have addressed temperature several times, but here we go again. Sealcoating should only be applied if both ambient temperature and pavement temperature are above 50°F and below 85°F.
  2. Asphalt Defects: Any cracks, pot holes, or other forms of asphalt damage should be properly repaired before sealcoat is applied.
  3. Clean Surface: In order for the sealcoat to bond properly to the asphalt, the surface must be cleaned, removing dirt and debris. Just remember this old saying: “a coating is as good as the surface that it is applied on.”
  4. Oil Spots: Sealcoat will simply not bond correctly to oil spots. Because of this, spots should be addressed before application.
  5. Asphalt Age: It is recommended that you wait at least 4-6 weeks after laying fresh asphalt before sealcoat is applied. To ensure the pavement is ready for sealcoat, perform a a Water Break Free Test. Spread a gallon of clean potable water on the pavement. If the water sheets out, free of rainbow colored rings or beading, the pavement is ready.

As we explained in last week’s blog, “Is it too cold to lay asphalt?” there is still time to sealcoat. But that time is quickly running out. Sealcoating should only be applied if both ambient temperature and pavement temperature are above 50°F and below 85°F.
