1. Close Off Traffic

Even though it may feel dry to the touch soon after the new sealcoating is applied, it’s a good idea to close off traffic using safety cones, caution tape, and proper signage for at least 24 hours after sealcoating. Patience is key, and allowing your parking lot to fully dry for 24 hours after sealcoating can help you avoid cracking, potholes, or scuffmarks from tires.
2. Clean Any Stains
Most parking lots will be stained at some point from leaks and spills of oil, antifreeze, and other typical vehicle fluids. Degreasers can be a property manager’s best friend in these situations, allowing you to quickly clean up spills and stains to avoid a worn-out or poorly-kept looking parking lot. Always use a degreaser for oil stains, but many other parking lot stains can actually be cleaned fairly easily using detergent, water, and a scrub brush.
3. Spray the Asphalt
After sealcoating, your parking lot will look so new that you may dread letting it get dirty and worn again. Be sure to spray down your parking lot about once a month in order to clear debris and keep your asphalt looking newer, longer. This is a simple maintenance step that can go a long way in keeping your parking lot looking new and well-maintained.
4. Restripe
Chances are that fresh sealcoating has covered up your parking lot stripes. Always restripe after sealcoating in order to breathe new life into your parking lot and conform to safety regulations. Restriping will allow you to maintain a high standard of traffic safety while also making your parking lot look brand new.
