Crack filling

Learn the importance of crack filling your parking lot.

Asphalt parking lots look great when well-maintained, but every parking lot is bound to experience cracks at some point. Sealcoating allows parking lots to last at least three to five years before any cracks show, but when these cracks appear, they should not be ignored. Cracks can quickly cause more damage or can turn into potholes in your parking lot, so it’s crucial to fill cracks as soon as possible. (more…)

Patching Your Asphalt this Winter

Friday, December 12th, 2014

asphalt patchingThe winter months can be tough on your asphalt. Last week we talked about winterizing your asphalt to prepare for the tough Baltimore winter ahead. Today we’ll walk you through why you want to winterize your pavement and what repairs could be necessary if you haven’t taken the necessary precautions (or if this winter turns out to be particularly snowy).

Why Is Winter So Hard on Asphalt?

The freeze thaw cycle can cause cracks and even holes in your asphalt. What may start off as a small crack can expand significantly throughout the winter months. Snow or rain in a small crack can freeze, causing the asphalt to expand, and the crack to widen. Couple this cycle with cars driving over weakened asphalt or salt making its way into the cracks and you get a recipe for potholes! Some things can be left until spring to patch, but many times it’s best to go ahead with a cold patch to avoid wear and tear to vehicles.

What Are My Options for the Winter Months?

  • Preventive Measures – First thing first, it’s always important to take steps to prevent cracking and wear in the first place. Making sure that your asphalt is regularly seal coated can help prevent cracking and potholes in the winter months. You may have heard the phrase “an ounce of prevention is worth a pound of cure” before. While it may be an old cliché, it is still relevant today.
  • Asphalt Patching – Cold weather patching used to be complicated and cumbersome, but it has gotten easier over the years. If you already have sizable cracks or holes, you should consider asphalt patching. Cold patches aren’t as strong as warm mix or hot mix asphalt, but they’ll help protect the rest of your asphalt until the weather warms up and we can provide a more permanent solution.
  • Crack Fill – This one goes along with prevention. There’s no point in letting cracks get any bigger. While there are still a couple of warm days left, we advise that you have any cracks filled. It’ll stop the freeze thaw process in its tracks and mean less work for you during the spring and summer months.

Crack Filling can preserve the Curb Appeal of your Baltimore Business

Friday, June 20th, 2014

When it comes to running a successful business, image is everything, or so they say. Despite being told at a young age “don’t judge a book by its cover,” that is precisely what we do on a daily basis. We make snap decisions about businesses based on the outward appearance of their storefront. Poor curb appeal can negatively affect your business, warding off customers like a sign reading “we do not care about our own business, so why would we care about you!”

What kind of message is your storefront giving potential customers?

Crack Filling can preserve the Curb Appeal of your Baltimore Business

If we had a nickel for every time we talked about the freeze-thaw cycle, we would have quite a few nickles…

Bad jokes aside, this past winter wreaked havoc on asphalt parking lots all across the state of Maryland, from Baltimore to Ocean City. Water, which found its way into small cracks and holes, expanded as the temperature plummeted below freezing, causing small cracks to become large cracks and large cracks to become potholes. This process repeated itself several times throughout the harsh winter. The result: tremendous amounts of asphalt damage. Fortunately, there is a way to prevent further damage: Crack Filling.

Cracked asphalt isn’t just an eyesore, it’s a foundational risk. When left untreated, cracks will allow rain and moisture to penetrate the surface of the asphalt, softening the stone base and leading to further damage. Crack filling is exactly what it sounds like. It is the process used by asphalt contractors to fill cracks and prevent further water intrusion and, thus, protecting your pavement.

Crack filling, when performed in conjunction with other preventative maintenance tasks, such as seal coating, can greatly extend pavement life. Best of all, crack filling is very inexpensive, especially when compared to more extensive asphalt repairs. In fact, crack filling provides the most cost-effective use of dollars over time compared to other types of maintenance. Wow!

A Baltimore Asphalt Contractor explains the Freeze Thaw Effect on Pavement

Friday, March 8th, 2013

As your asphalt pavement ages, it will develop small cracks. This is just an inevitability. Even the best pavement begins to break down at some point, typically around 3-5 years after paving. If you ignore these early cracks, your asphalt could fail prematurely, especially when water is allowed to penetrate these cracks during the winter months.

The Freeze Thaw Effect on Pavement

When water penetrates asphalt cracks in the winter, it freezes, expands, and widens these asphalt cracks. This happens numerous times over the course of a winter, worsening asphalt cracks each and every time and degrading your asphalt surface from the inside out. The Result: Premature pavement failure.

Guess what? Maryland’s constantly changing weather makes things even worse!

“Any time you have weather where it is 60 degrees one day and 20 degrees the next, you’re going to have a significant impact on the pavement,” said Rob Morosi, Michigan Department of Transportation spokesman.

Cracks are just the beginning. Rapid freeze-thaw can even lead to potholes.

“Soil conditions will react differently, but essentially what happens is the top layer thaws while the soil stays frozen deeper down,” said Kirk Weston, managing director of the St. Clair County Road Commission. “You end up with moisture trapped between the frozen soil and the asphalt and as that drains, it makes the base unstable and you get potholes.”

Crack Sealing vs. Crack Filling: Your Baltimore Asphalt Contractor explains

Friday, February 8th, 2013

As we explained last week, first impressions mean everything in business. Because of this, it is important to keep your parking lot in tip top shape. Still, no matter how much preventative maintenance you perform, your asphalt will eventually crack. The key to preserving your parking lot is to repair small asphalt cracks before they spiral out of control, eventually leading to more serious issues, like potholes or even total asphalt failure occur.

Crack Sealing vs. Crack Filling

There are two primary methods for dealing with asphalt cracks, crack sealing and crack filling. This prevents water and other foreign substances, like sand and dirt, from penetrating the asphalt surface and degrading the asphalt from beneath. Crack sealing and crack filling are the most cost effective pavement repair and maintenance techniques available. But which is better?

  1. Crack Filling: The less expensive of the two methods, crack filling may not last as long as crack sealing.
  2. Crack Sealing: Crack sealing is the more expensive method, but also the more durable method. While crack filling may only last one or two seasons, crack sealing can last up to 8 years or more.

So what matters more to you, initial expense or longevity?

Crack Seal or Crack Fill – How to Decide?

Friday, August 3rd, 2012

When it comes to asphalt pavement maintenance and dealing with cracks, you have two basic options: crack sealing and crack filling. But which is best? Well, that all depends on the situation. So before we get into crack filling vs. crack sealing, we must first address the different types of asphalt cracks.

Types of Asphalt Cracks

  • Transverse Cracks: These cracks are caused by reflective cracks from an underlying layer, daily temperature cycles, and poor construction due to improper operation of the paver.
  • Longitudinal Cracks: These are cracks that are parallel to the pavements centerline or laydown direction and are the result of pavement fatigue, reflective cracking, and/or poor joint construction.
  • Edge Cracks: These cracks appear along the inside edge of a pavement surface within one or two feet and are commonly caused by poor drainage conditions and lack of support at the pavement edge.
  • Seam Cracks: These cracks occur along the paving joints and are typically caused by improper hot mix paving procedures.
  • Block Cracks: These cracks look like large interconnected rectangles, hence their name. Block cracking is generally caused by shrinkage of the asphalt pavement due to an inability of asphalt binder to expand and contract with temperature cycles.
  • Reflective Cracks: These cracks appear when the surface material cannot adjust to the changes in the movement of the sub-surface courses.
  • Alligator Cracks: Alligator cracking is a load associated structural failure due to weakness in the surface, base or sub grade; a surface or base that is too thin; poor drainage or the combination of all three.

When deciding whether crack filling or crack sealing is best, your asphalt contractor will take the expected movement of the cracks in the pavement into carefully consideration.

  1. Crack Filling: Generally, crack filling will be used for non-working cracks with moderate to no edge deterioration.
  2. Crack Sealing: Generally, crack sealing is used for cracks with limited edge deterioration

Experienced personnel – like the ones found at PTG Enterprises – can usually identify the crack type; working or non-working and take the appropriate action.

The Ins & Outs of Crack Sealing :: Pavement Maintenance Tips

Friday, May 25th, 2012

Asphalt may seem tough and durable, but add up the effects of traffic and the elements, and you’ll see how quickly commercial asphalt can wear down. So, like it or not, your asphalt pavement will eventually crack. That is just the nature of asphalt. What you do after your pavement cracks, though, is entirely up to you. And you have two choices:

  1. Do nothing and watch that small pavement crack quickly grow into a large problem. Once cracks develop, water easily penetrates into the base and sub-base of the pavement and damages the structural integrity of the aggregate materials.
  2. Crack Sealing!

Crack sealing is designed to minimizing water infiltration, thus protecting your pavement. In fact, crack sealing is one of the most cost-effective ways to prolong the pavement life. While crack sealing is a more costly option than crack filling, it does provide a longer life expectancy – lasting as much as 8 years or more.

Crack sealing – which utilizes a flexible, specially prepared hot pour rubberized sealant – is considered a permanent treatment and is the only effective treatment for active cracks that contract and expand between seasons.

The Basics of Crack Filling: Asphalt Maintenance Tips from My Pavement Guy

Friday, May 11th, 2012

Cracking and asphalt do not mix.

When left untreated, cracks allow water to penetrate deep down into asphalt, softening the stone base. This can lead to alligator cracking / spider webbing, pot holes, and other forms of pavement degradation. The final result: premature failure of your asphalt parking lot / pavement surface and the costly replacement of that surface.

And these conditions worsen as temperatures reach extreme highs and lows.

  • Cracking and Winter Weather: Cracks left over the winter can grow quickly due to snow plowing and the freeze/thaw cycle.
  • Cracking and Summer Weather: In warm and sunny climates, oxidation and humidity have a similar effect.

Asphalt Maintenance Options

  • Asphalt Patching: Patching often doesn’t last and can cost several times what timely crack-sealing costs.
  • Asphalt Crack Filling: Crack sealing can reduce pavement deterioration by restricting water penetration into underlying base and sub-base layers. As part of a preventative pavement maintenance program, crack sealing / crack filling extends the life of your pavement surface.

Benefits of Asphalt Crack Filling

  • Economical Maintenance Technique: Crack sealing provides the most cost- effective use of dollars over time compared to other pavement maintenance techniques.
  • Lock Moisture Out: Filling cracks with either a hot or cold rubberized crack filler helps prevent rain and moisture from flowing through the pavement and causing pavement or base/sub-base failure.
  • Extend the Useful Life of Your Asphalt!

The Importance of Crackfilling: Don’t Let Your Parking Lot Waste Away

Friday, November 11th, 2011

Cracks in your asphalt parking surface are an immediate cause for alarm. If left untreated, cracks will allow water to penetrate the surface, softening the stone base and leading to alligator cracking, spider webbing, pot holes and other forms of parking lot degradation. And as the weather quickly begins to cool this time of year, these problems are compounded. The freezing and thawing cycle can turn even the smallest of crack into a big problem.

If you don’t attack cracks while you have the chance, you may find yourself paying for premature and costly resurfacing. Crack filling may be your best solution. It can reduce pavement deterioration by restricting water penetration into the base and sub-base layers.

Crack sealing/crack filling of your asphalt pavement – driveways, parking lots and roads – is a necessary preventative maintenance measure, extending the useful life of your pavement and yielding long-term financial savings.

However, to experience the best results possible, you should leave your asphalt maintenance to a proven pavement professional with a track record for quality work, like PTG Enterprises, Inc.

“Properly crackfilling your parking lot is the single best thing you can do to maintain its life,” says PTG Enterprises owner, Patrick T. Gillen III. “Left untreated, small cracks will allow water in and become big cracks eventually penetrating through the asphalt and contaminating the sub-grade.”
