We all know that driving on smooth, flat asphalt pavement just feels safer and more enjoyable on our vehicles. Driving down a bumpy stretch of potholes can be a cause for worry, stress and frustration – especially for those living in economically depressed areas and likely handle this terrain regularly. Aside from the obvious preferred look of smooth asphalt, there are many other benefits to implementing this pavement on those bumpy, pothole-prone roads or business/residential parking lots.
When it comes to wet, sloppy, snow-covered parking lots, there are a few things you can do. But which one is best? Ultimately, the best thing you can do to protect your asphalt in the winter, while also up keeping asphalt maintenance during snowstorms, is good preventative maintenance. Let’s take a look as to why winter destroys asphalt, and what you can do to prevent it.
Over time, asphalt pavement begins to deteriorate. In fact, it begins to deteriorate the moment it is first laid. Constant exposure to the elements – sunlight, rain, sleet, and snow – along with normal wear and tear can slowly (and sometimes not very slowly) cause asphalt pavement to break down, resulting in cracking, potholes, or worse. After a few years under the hot Baltimore sun, your once dark and pristine asphalt surface will start to show its age, losing its color and beginning to develop fractures and cracks. Aside from looking poorly maintained and creating an uneven driving surface, this kind of damage can significantly reduce the life of your parking lot or driveway and needs to be properly addressed. To make sure you get the full value out of your asphalt installation, it is important to be able to identify the signs of damage and know how to properly address them. Thankfully, most damage to an asphalt surface, especially that which is done within a few years of its installation, can be easily repaired with crack fill.
The winter months can be tough on your asphalt. Last week we talked about winterizing your asphalt to prepare for the tough Baltimore winter ahead. Today we’ll walk you through why you want to winterize your pavement and what repairs could be necessary if you haven’t taken the necessary precautions (or if this winter turns out to be particularly snowy).
The freeze thaw cycle can cause cracks and even holes in your asphalt. What may start off as a small crack can expand significantly throughout the winter months. Snow or rain in a small crack can freeze, causing the asphalt to expand, and the crack to widen. Couple this cycle with cars driving over weakened asphalt or salt making its way into the cracks and you get a recipe for potholes! Some things can be left until spring to patch, but many times it’s best to go ahead with a cold patch to avoid wear and tear to vehicles.
