But here are a few things to keep in mind this winter season:
- Safety is Important: Ignoring snow removal could be more costly than paying a commercial snow removal company. For starters, ignoring snow removal means a disruption to your business, a disruption you most likely cannot afford as a small business owner. Secondly, if you ignore snow removal and a customer slips and injures themselves on your property, you could be in for some trouble. If this happens, you could be held liable. So don’t ignore snow removal.
- Professionals are Professionals for a Reason: We understand that commercial snow removal can be expensive, but trying to tackle the job yourself could be damaging to your asphalt parking lot, which could cost you even more money! It is probably best to leave this job to the professionals. They have the knowledge and equipment to get the job done right without damaging your parking lot.

Asphalt pavement is both durable and resilient. And it has to be. Asphalt pavement takes a beating on a daily basis. Between regular traffic and Mother Nature, your pavement needs to be strong. However, over time, even the toughest asphalt will start to deteriorate.
What Causes Asphalt Pavement Deterioration?
There are actually a few likely causes of pavement deterioration, including:
- Natural Wear and Tear: Over time, the materials that make up asphalt begin to deteriorate. The liquid asphalt binder, the glue that holds the pavement together, begins to lose its natural elasticity and starts to break down. During this process, the asphalt also loses its natural resistance to water, making the pavement even more susceptible to rain, snow, freezing and thawing, and more. Once this happens, cracking and other forms of deterioration are not far behind.
- Failures in Construction: Improperly installed asphalt can be a large reason for the deterioration of your pavement. Failures in construction can include: improperly compacted base, over or under compaction of the asphalt, improper temperature during application, poor drainage, and so much more.
Types of Asphalt Deterioration
- 1. Cracking: Cracking comes in many different forms, from alligatoring and edge cracks to slippage, reflection, and more.
- 2. Disintegration: This type of deterioration includes potholes, raveling, and the like.
- 3. Distortion: The result of improper pavement construction and the deterioration of the underlying base, distortion includes channels or ruts, corrugations and shoving, grade depressions, upheaval, and utility cut depressions.
When asphalt is installed properly and well maintained, it can last for 25 years or more! So trust your asphalt to a contractor with a proven track record of success, a contractor like Patrick Gillen of PTG Enterprises.

Asphalt will deteriorate over time. Luckily, there are several steps you can take to ensure that your asphalt parking lot or other asphalt surface looks great for as long as possible, from preventative asphalt maintenance to timely asphalt repair to sealcoating. But of all the precautions you can take to ensure your parking surface lasts for a long time, sealcoating is perhaps the most important.
The Benefits of Sealcoating
- Slow Oxidation: Overexposure to oxygen hardens asphalt binders, causing the asphalt to crack. Sealcoating provides a protective barrier for your parking lot.
- Slow Water Penetration: the cracking caused by oxidation allows water to penetrate deep into the asphalt, further weakening the entire parking surface. Sealcoats fill surface voids, limiting water penetration and prolonging pavement life.
- Shield Ultraviolet Rays: UV rays break the lines between carbon bonds and your asphalt. Sealcoating prevents UV rays from further damaging the asphalt pavement.
- Easy to Clean: Sealcoating makes your asphalt surface easy to clean, reducing the depth to which oil or gas can penetrate.
- Cost Effective: The cost of sealcoating is only pennies a square yard versus repairs and rehabilitation which can be as much as twenty times higher.
- Aesthetic Appeal: Sealcoating gives asphalt a beautiful finish.

Sealcoating is a crucial process in the preventative maintenance of any parking surface. However, because sealcoating is water based and cures by releasing all the water from their applied films, cure conditions are in credibly important. Sealcoatings cured under improper conditions are likely to fail prematurely.
Proper Cure Conditions
- Temperature: Sealcoating should only be applied if both ambient temperature and pavement temperature are above 50°F and below 85°F. When sealcoating below 50°F, the asphalt particles do not soften to form a continuous film. Because of this, the sealcoating will not only appear grey, but will also lack integrity. When sealcoating above 85°F, the sealcoating will lose its fluidity too rapidly, immobilizing binder particles and preventing them from fusing and forming a continuous film.
- Humidity: Humidity directly influences the rate of water loss from the sealcoating film. Sealcoating applied when it is overly humid will take a long time to cure. Sealcoatings will cure much faster at lower humidities.
- Wind: Wind can play a very big role in cure times. Under humid conditions, a nice breeze can help sealcoating cure faster. However, under low humidity, wind may cause sealer to cure too fast.
These conditions are the recommendations of the industry and its research association, Pavement Coatings Technology Council (PCTC).

Asphalt pavement is the preferred material for most state and federal road projects for a few very good reasons. Most notably, asphalt is known for its durability, strength, resilience, and longevity. Still, even the toughest asphalt road or parking lot undergoes a lot of wear and tear, eventually deteriorating to the point of no return.
Over time the materials that make up asphalt begin to break down, affected by elements such as rain, sunlight and chemicals. Asphalt binder loses its natural resistance to water, allowing liquids to penetrate the surface and deteriorate the pavement.
Asphalt Deterioration and its Causes
- Cracking: There are numerous different types of cracks, from alligator cracks and edge cracks to longitudinal cracks, block cracks, and more. When it comes to asphalt pavement maintenance and dealing with cracks, you have two basic options: crack sealing and crack filling.
- Distortion: Caused by improper pavement construction and the deterioration of the underlying base, asphalt distortion includes : channels or ruts, corrugations and shoving, grade depressions, upheaval and utility cut depressions.
- Disintegration: Asphalt disintegration includes potholes, raveling, and gas and oil spillage.
Asphalt must also be properly maintained and protected to maximize its lifespan.

Over time, even professionally installed asphalt undergoes a tremendous wear and tear, causing it to crack and fail. Asphalt maintenance refers to the methods and techniques used to prolong the useful life of asphalt pavement.
Types of Asphalt Maintenance
- Asphalt Patching: his is where the pavement is completely removed in the troubled area and replaced. These areas are usually suffering from severe distress and / or sub-base failure.
- Asphalt Crack Filling: Crack sealing can reduce pavement deterioration by restricting water penetration into underlying base and sub-base layers. As part of a preventative pavement maintenance program, crack sealing / crack filling extends the life of your pavement surface.
- Asphalt Overlay: An overlay is when a new and additional layer of asphalt is installed over what is already there.
- Asphalt Sealcoating: Sealcoating is a preventative maintenance measure that helps safeguard a parking lot against the harsh effects of gas, oil, salt, weather conditions and oxidation. When applied properly, a sealcoat cures on your parking lot leaving a fresh black finish (protective layer).
If you notice your parking lot or any asphalt pavement displaying signs of deterioration, it is probably time to call an asphalt contractor, like PTG Enterprises, to help prevent further damage. Do not put this off and let small cracks become major problems.

You use asphalt every day. But have you ever stopped and wondered to yourself, “Hey, how is asphalt made?” If so, you are not alone. Despite being such an integral part of everyday life, few people know how asphalt is made.
So, without further ado, the process for making asphalt!
- Predose: A belt weigher is used to weigh the aggregate components of asphalt pavement. A belt weigher is used so that the materials can simultaneously be weighed and taken to the next step in the process.
- Drying: The asphalt components are dried in a rotary drying drum at roughly 300 degrees.
- Reweighing: Since drying can alter the weight of the aggregate, it has to be reweighed after drying.
- Storage: The dried components are then sifted and store in silos.
- Mixer: After being transferred to the mixer, binding element, or liquid asphalt is added to the aggregate. Both aggregate and binder are mixed thoroughly to form the paving material.
- Storage Round 2: After mixing, the asphalt is stored in a heated silo. If the asphalt mix cools it cannot be compacted.
- Application: The asphalt is transported by dump trucks to the job site for application.
Hopefully now you know a little bit more about asphalt than you did before!

Asphalt pavement is made up of several components, including stone aggregate, sand, additives, and liquid asphalt (petroleum). Once combined, the final product consists of 90-95% aggregate and 5-10% asphalt.
Creating Asphalt Pavement
- Predose: The aggregate components of asphalt pavement are weighed using a belt weighing instrument, so that the materials can simultaneously be weighed and taken to the next step in the process.
- Drying: A rotary drying drum is used to dry the components at around 300 degrees.
- Storage: The preheated or dried components are now sifted and store in silos.
- Mixing: The aggregates are then transferred to the mixer. Both the aggregate and binder are mixed thoroughly to form the paving material.
- Storage Round 2: After the hot asphalt mix is created it is transported to a heated silo, where it is stored and kept hot until it is ready to be used.
Surface Preparation
There is a great deal of surface preparation that must be performed before the asphalt pavement can be applied. This process includes proper clearing, excavation, ground compaction, and the application of liquid asphalt binder and base materials (compacted stone or asphalt base).
Without proper surface preparation, the life of the paved surface is greatly reduced.
- The application of liquid asphalt binder helps the newly paved surface create a greater bond between it and the surface.
- The asphalt pavement mix is laid using an asphalt paver and compacted using asphalt rollers. Proper rolling methods have to be used to ensure proper compaction.
- Once the asphalt is compacted, it is left to solidify for a minimum of 24 hours.
- Enjoy (after you sealcoat your asphalt surface, of course)!
