Is 50 Degrees Warm Enough to Sealcoat?

Thursday, December 5th, 2013

Fall is in full swing. The weather may be dropping quickly, but we still have weeks, like this one, where the weather is around 50 degrees or even 60 degrees, like today. So business owners and property managers everywhere have one question on their minds, “Is 50 Degrees Warm Enough to Sealcoat?

Is 50 Degrees Warm Enough to Sealcoat?

The answer is a resounding yes! All sealcoat manufacturers have a recommended minimum temperature requirement of 50 degrees. So, as long as the temperature remains above 50 degrees for several hours after application, fall sealcoating is still a possibility. Pick up the phone and call your local, Baltimore sealcoat contractor before time runs out.

“The best time to sealcoat is from daylight savings time to daylight savings time,” explains Patrick Gillen, owner of PTG Enterprises, a full service asphalt contractor in the Baltimore, Maryland area. Of course, as long as the temperature remains above 50 degrees long enough, it is not too late to sealcoat. So pick up the phone and call PTG Enterprises today.

“Give me the opportunity to impress you,” said Gillen. “I can be your one stop ‘Pavement Guy,’ for any pavement project regardless of size or scope.”

Since 2001, PTG has set the standard for quality asphalt work in the Baltimore area, paving thousands of miles of asphalt lots. Fall Sealcoating. It’s not too late!

Friday, November 22nd, 2013

As we explained in last week’s blog, “Is it too cold to lay asphalt?” there is still time to sealcoat. But that time is quickly running out. Sealcoating should only be applied if both ambient temperature and pavement temperature are above 50°F and below 85°F.

“The best time to sealcoat is from daylight savings time to daylight savings time,” explains Patrick Gillen, owner of Baltimore-based PTG Enterprises, a full service commercial asphalt contractor.

While we may no longer fall into that daylight savings to daylight savings time frame, that does not mean sealcoating is out of the question. There are still plenty of days that fall between 50°F and below 85°F. However, those days are quickly becoming scares. So you better act fast.

There are many more options available to property managers and owners today than there was when I started in the industry,” explains Gillen. “This works to the advantage of the property and to the pavement.”

Depending on the current condition of the asphalt, we now have the ability to recommend several different options depending on the condition of the lot, previous maintenance schedules and budgets.

“Give me the opportunity to impress you,” said Gillen. “I can be your one stop ‘Pavement Guy,’ for any pavement project regardless of size or scope.”

The Benefits of Sealcoating

Asphalt deteriorates over time. Luckily, there are several steps you can take to ensure that your asphalt parking lot or other asphalt surface looks great for as long as possible. Sealcoating is perhaps the most important. The benefits of sealcoating include:

  1. Sealcoating gives asphalt a beautiful finish.
  2. Sealcoating provides a protective barrier for your parking lot, filling surface voids, limiting water penetration and prolonging pavement life. Sealcoating also prevents UV rays from further damaging the asphalt pavement.
  3. Sealcoating makes your asphalt surface easy to clean, reducing the depth to which oil or gas can penetrate.
  4. The cost of sealcoating is only pennies a square yard versus repairs and rehabilitation which can be as much as twenty times higher.
  5. And More!

With summer quickly coming to an end and the temperature starting to feel a bit more like autumn, now is the perfect time to have your asphalt parking lot sealcoated. Sealcoating should only be applied if both ambient temperature and pavement temperature are above 50°F and below 85°F, making fall the perfect sealcoating season.

Benefits of Sealcoating

  1. Aesthetics: First and foremost, sealcoating will give your asphalt a dark black color, greatly improving its appearance. Sealcoating will also make your traffic lines more visible, improving safety conditions. Of course, aesthetics is just one of the many benefits of sealcoating.
  2. Protection: Sealcoating will preserve the resilience of your asphalt parking surface and will keep small cracks from becoming big structural problems by locking moisture out. Furthermore, sealcoating protects your parking lot from harsh UV rays.
  3. Maintenance: Sealcoating costs pennies per square foot. Asphalt repairs cost dollars per square foot. You do the math.

So do the right thing for your parking lot and have it sealcoated every 2-7 years, or as needed. Do your research and trust the job to a company with a proven track record of professionalism and excellence, like PTG Enterprises, Inc.
