October is a great time to inspect your asphalt, as the Maryland weather is finally cooling down and starting to feel like autumn. At the start of each season, inspect your parking lot and sidewalks for any damages or potential future repairs. Performing preventative maintenance will not only ensure your pavement lasts longer; it will save you a lot of money on future repairs. Take some time this month to evaluate the asphalt and fix as many problem areas as possible before winter.
Frozen Potholes
Potholes may appear on your parking lot as a result of vehicle traffic and because when the weather drops it causes the expansion and contraction of water underneath the pavement. Potholes are not only bad for the asphalt, but they are also a major liability issue and a hazard for visitors. Driving over potholes is dangerous any time of year, but especially in the winter when the potholes become frozen. The conditions are very dangerous for pedestrians as well, so be sure to fill in potholes and perform maintenance now to protect yourself from being liable.
Snow Removal
After a snowstorm, most parking lots use a snowplow or shovel to clear the pavement and make it safe to drive on. This works perfectly fine for a sealed, smooth parking lot, but not on asphalt that is cracked and full of potholes. A snowplow will scrape pieces of asphalt and cause them to break off, resulting in larger potholes and cracks. Avoid these problems by taking care of all cracks and potholes now before winter begins!
