Sealcoating

Sealers are emulsions made using asphalt, refined coal tar, clays, mineral fillers, and water. They are applied to the surface of your parking lot and then left to dry. As they dry, the water will evaporate in the summer heat and the actual substance left behind will harden into a hard protective coating. Sealcoating helps to make a parking lot look brand new, and your residents or customers will definitely take notice.


Sealcoating should be done 6-12 months after your parking lot has been installed and over time as cracks and damage start to occur. Sunlight, weather, and rain will naturally degrade the hard sealcoated surface over time. Professional sealcoating is always the best option, as it will last the longest and help to protect your parking lot the most.  

Repaving

Repaving is the best (and only choice) for parking lots that have a lot of damage, deep and wide cracks, potholes, and depressions in the parking lot. Repaving is done using an asphalt overlay made of hot asphalt placed in a 1-2 inch layer. This essentially gives your parking lot an entirely new surface without any cracking or damage. Repaving is done to refresh parking lots with such severe damage that there is no other option. Repaving can lose its beauty in 5-6 years if you don’t take care of your parking lot, but if you take good care of your parking lot it can last for up to 25 years.
