As we explained last week, first impressions mean everything in business. Because of this, it is important to keep your parking lot in tip top shape. Still, no matter how much preventative maintenance you perform, your asphalt will eventually crack. The key to preserving your parking lot is to repair small asphalt cracks before they spiral out of control, eventually leading to more serious issues, like potholes or even total asphalt failure occur.
Crack Sealing vs. Crack Filling
There are two primary methods for dealing with asphalt cracks, crack sealing and crack filling. This prevents water and other foreign substances, like sand and dirt, from penetrating the asphalt surface and degrading the asphalt from beneath. Crack sealing and crack filling are the most cost effective pavement repair and maintenance techniques available. But which is better?
- Crack Filling: The less expensive of the two methods, crack filling may not last as long as crack sealing.
- Crack Sealing: Crack sealing is the more expensive method, but also the more durable method. While crack filling may only last one or two seasons, crack sealing can last up to 8 years or more.
So what matters more to you, initial expense or longevity?

“Psychologists, writers and seminar leaders caution that you only have seven to 17 seconds of interacting with strangers before they form an opinion of you,” said the president of Measure-X, David Saxby.
This means that most of a person’s first impression is based purely on aesthetic aspects. So what type of first impression is your building front and your parking lot giving your potential clients / customers? If your asphalt parking lot is full of cracks, potholes, and more, you could be sending the wrong message.
Don’t let your asphalt parking lot give your clients the wrong idea about your business. Contact your local Baltimore asphalt contractor today and ask how they can rehabilitate your parking lot.
- Asphalt Patching: Asphalt patching, which consists of filling the affected areas with hot or cold asphalt mix, is commonly used to correct potholes and large cracking.
- Asphalt Replacement: When parking lot damage is more severe, asphalt replacement, which involves the removal and replacement of the deteriorated area, may be your best option.
- Asphalt Resurfacing: Overlaying, also known as resurfacing, which involves the complete re-paving of the asphalt surface, is typically used only in severe cases.

Over time, your asphalt parking lot will deteriorate. There is nothing you can do to prevent this from happening. Even the best asphalt pavement will eventually crack and fail. The rate of asphalt deterioration, however, depends on you. There are several steps you can take, from preventative asphalt maintenance to timely asphalt repair to sealcoating, to ensure that your asphalt parking lot looks great for as long as possible.
Do the right thing for your asphalt parking lot and have it sealcoated every 2-7 years, or as needed.
The Benefits of Sealcoating
- Aesthetic Appeal: Freshly laid sealcoat gives your parking lot a dark black color, greatly improving its aesthetic appeal. And remember, you only get one chance to make a good first impression. Don’t let a dull parking lot ruin your client’s image of your business.
- Improves Durability: Sealcoat helps slow oxidation and water penetration, thus extending the life of your asphalt parking lot.
- Stain Resistant: Not only can gasoline and oil stain your asphalt parking lot, but they will also soften the pavement. Sealcoat helps prevent this from happening.
- Slows Fading: Ultraviolet rays from the sun break the links between carbon bonds within asphalt, both fading and damaging the asphalt. Sealcoat helps shield your asphalt from the damaging rays of the sun.
- Ease of Maintenance: Sealcoat makes it much easier to wipe up spills and maintain your asphalt parking lot.
- And so much more!
PTG Enterprises: Your Baltimore Sealcoating Contractor
When your parking lot, or pavements, are beginning to show signs of wear and tear, you need an expert. You need PTG Enterprises. Depending on the current condition of the asphalt parking lot, I have the ability to recommend several different sealcoating options.
So please give me the opportunity to impress you. I can be your one stop ‘Pavement Guy,’ for any pavement project regardless of size or scope.

The installation of asphalt is the most critical phase of paving. Because of this, it is no wonder that many people ask us the same question this time of year: “Is it too cold to pave?” Well, the answer is yes…and no. Cold weather creates a slew of unique challenges for asphalt paving contractors. These include:
- Transportation: It is much more difficult to transport asphalt from the plant to the job site in cold weather. The hotter the asphalt the easier it is to work with. Conversely, the colder the asphalt gets, the trickier paving becomes.
- Laying and Compacting: It is tough to lay and compact asphalt in cold weather before it cools down.
In the winter months, it takes an organized crew and a knowledgeable asphalt contractor to deliver a high quality paving job in cold weather. Luckily, when you hire PTG Enterprises, that is exactly what you get.
We make paving look easy! But trust us when we say that it is not…
The Asphalt Paving Process
- There will be a man designated to either spray or spot apply tack coat material along any concrete gutter pan or sidewalk reveals.
- There will be ground personnel responsible for controlling the asphalt trucks, because it is incredibly important that the next truck is ready to go when the one ahead of it is finished.
- Now for the good stuff. The asphalt is dumped from the truck to the paver, with two men controlling each side. One is responsible to make sure the joint lines up with the previous paving pull, while the other is responsible for determining thickness, grade, pitch and fall.
- Accompanying the paver are usually two ground personnel called “Lute Men,” who take direction from the paving foreman, spreading or raking out high and low spots.
- Finally, there is the roller man. He is responsible for the compaction of the freshly laid asphalt. Usually this person will work the roller and also plate tampers and hand tampers in the tight areas where pavers and rollers cannot go.

When it comes to your concrete, whether it is a driveway, sidewalk, or parking lot, it will eventually crack. That is just life. Even the best concrete cracks eventually. The key to concrete longevity is to address these cracks as they happen…before they get out of control.
Remember the old adage, “a stitch in time saves nine?” Well, the same holds true for concrete. Addressing a small crack when it happens is much easier and much more cost-effective than trying to fix larger or multiple cracks.
When your concrete pavement begins to show signs of wear and tear, you need the help of an expert. So call the concrete experts at PTG Enterprises before that small crack becomes a major issue. Our crews are the best available and they use only the best materials and equipment around.
Concrete Cracking FAQs
- What Causes Concrete Cracking? Well, there is no one answer. Cracking is typically the result of several factors, including drying shrinkage, thermal contraction, restraint (external or internal) to shortening, subgrade settlement, and applied loads.
- Can Concrete Cracking be prevented? Yes and no. With proper concrete maintenance, concrete longevity can be increased, but eventually all concretes will crack.
- All Concrete Contractors are the same, right? No! Just as in any profession, there are good and bad concrete contractors. And if you choose a bad contractor, your concrete could fail quicker than normal. Improper installation is one of the number one causes of concrete failure.
Do yourself a favor and call PTG Enterprises for all of your concrete needs, both installation and repair. PTG Enterprises are experts with commercial concrete jobs. We work closely with you to ensure the details of the project are fully understood, and that timetables are met.
Our crews are extremely familiar with all types of concrete paving, so you know the job will look professional and last for years to come.

January is here and we have already had our first snow sighting. This is great for the kids, but a headache for business owners, like you. Snowfall means a disruption to your normal business. And in today’s economy, you cannot afford to lose a day of income.
But here are a few things to keep in mind this winter season:
- Safety is Important: Ignoring snow removal could be more costly than paying a commercial snow removal company. For starters, ignoring snow removal means a disruption to your business, a disruption you most likely cannot afford as a small business owner. Secondly, if you ignore snow removal and a customer slips and injures themselves on your property, you could be in for some trouble. If this happens, you could be held liable. So don’t ignore snow removal.
- Professionals are Professionals for a Reason: We understand that commercial snow removal can be expensive, but trying to tackle the job yourself could be damaging to your asphalt parking lot, which could cost you even more money! It is probably best to leave this job to the professionals. They have the knowledge and equipment to get the job done right without damaging your parking lot.
Still, if damage does occur to your asphalt parking lot, don’t panic; pick up the phone and call PTG Enterprises. The asphalt experts here have managed hundreds of pavement repair projects and have the experience you need.

On December 14th in McLean, Virginia, the Washington Regional Alcohol Program (WRAP), an award-winning public-private nonprofit organization working to prevent drunk driving and underage drinking in the Washington, D.C. metropolitan region, held its 15th annual “Law Enforcement Awards of Excellence for Impaired Driving Prevention.” The event, sponsored in part by PTG Enterprises, awarded 11 Washington area police officers for their “outstanding commitment in the fight against drunk driving.” The 11 officers honored last Friday included:
- City of Alexandria Police Department Officer Brandon Smith

Did you know that there are several different types of pavement? If not, then you have come to the right place. This week PTG Enterprises, an asphalt and concrete paving company serving Maryland, DC, and Virginia, has outlined one of these pavements below.
Hot Mix Asphalt (HMA): Hot Mix Asphalt is used in everything from runways at busy commercial airports – like Baltimore-Washington International (BWI), Oakland International, or McCarren – to racetracks and more! In fact, of the 88 tracks used in the NASCAR Short Track series, 66 are asphalt.
Benefits of Hot Mix Asphalt
- Quick Construction: HMA’s speed of construction makes it an ideal choice for high traffic areas like airports, highways, and racetracks. It is also easily rehabbed.
- Durability: Asphalt is designed to stand up to any load, from passenger cars to heavy trucks to airplanes.
- Noise Pollution: HMA produces a pavement with less noise pollution than the competition.
- Smooth Ride: HMA is known for its smooth ride.
- Cost effective: Asphalt has the lowest life cycle cost and the highest residual value of any pavement around.
No matter the application, asphalt pavements are the easy choice.

Asphalt pavement is both durable and resilient. And it has to be. Asphalt pavement takes a beating on a daily basis. Between regular traffic and Mother Nature, your pavement needs to be strong. However, over time, even the toughest asphalt will start to deteriorate.
What Causes Asphalt Pavement Deterioration?
There are actually a few likely causes of pavement deterioration, including:
- Natural Wear and Tear: Over time, the materials that make up asphalt begin to deteriorate. The liquid asphalt binder, the glue that holds the pavement together, begins to lose its natural elasticity and starts to break down. During this process, the asphalt also loses its natural resistance to water, making the pavement even more susceptible to rain, snow, freezing and thawing, and more. Once this happens, cracking and other forms of deterioration are not far behind.
- Failures in Construction: Improperly installed asphalt can be a large reason for the deterioration of your pavement. Failures in construction can include: improperly compacted base, over or under compaction of the asphalt, improper temperature during application, poor drainage, and so much more.
Types of Asphalt Deterioration
- 1. Cracking: Cracking comes in many different forms, from alligatoring and edge cracks to slippage, reflection, and more.
- 2. Disintegration: This type of deterioration includes potholes, raveling, and the like.
- 3. Distortion: The result of improper pavement construction and the deterioration of the underlying base, distortion includes channels or ruts, corrugations and shoving, grade depressions, upheaval, and utility cut depressions.
When asphalt is installed properly and well maintained, it can last for 25 years or more! So trust your asphalt to a contractor with a proven track record of success, a contractor like Patrick Gillen of PTG Enterprises.
