Which Winter Asphalt Maintenance Solution is Best?

When it comes to wet, sloppy, snow-covered parking lots, there are a few things you can do. But which one is best? Ultimately, the best thing you can do to protect your asphalt in the winter, while also up keeping asphalt maintenance during snowstorms, is good preventative maintenance. Be proactive in the removal of snow and ice for winter asphalt maintenance.

De-Icers, such as road salt.

De-icers do a good job for winter asphalt maintenance as far a melting snow and ice go. Unfortunately, they often come with damage to your asphalt. If you already have cracks or weaknesses in your asphalt, chemical de-icers such as road salt can do damage quickly. However, if you plan to have repaving done after winter anyways, it may be worth it to use road salt this winter.

Sand

The effectiveness of sand for asphalt maintenance winter during snowstorms is still being debated. It doesn’t melt snow like chemical de-icers, but it does provide traction for vehicles. It may cause less damage than road salt does to asphalt, but if it gets caked into cracks, it can still cause damage. Still, overall, for an option to provide traction in snow, it’s not a bad choice.

Proactive Asphalt Maintenance

Generally, the best option other than preventative maintenance is to be proactive when bad weather strikes. This means regularly plowing, shoveling, or otherwise clearing the parking lots and asphalt. Regular clearing of snow helps prevent the development ice and slippery, wet asphalt. Of course, sometimes, a snowstorm is so bad that even proactive asphalt maintenance cannot keep the ice away.

These are the main three options for keeping your asphalt dry, non-hazardous, and clear this winter during bad weather. Again, the BEST thing you can do is have an asphalt contractor seal and treat your asphalt before bad weather hits.
